Colon Plaza Associate LP is located in East Harlem which consists of 54 residential units and three commercial spaces. Colon Plaza Associates LP is 100% low Income tax credit. It assists women who are or were victims of domestic violence and it is a sanctuary to the East Harlem Community.

607 Concord Avenue HDFC


607 Concord Ave HDFC is a senior Section 8-202 subsidized by the Department of Housing Urban Development (HUD) and located in the Hunts Point Section of the Bronx. This development was newly constructed and fully occupied in 2005. Today 607 Concord is a well maintained property and a beauty to the community.

The Union Ave Cluster LP


In addition to the Harlem area, IPM was awarded the Union Ave Cluster LP located in the Hunts Point Section of the Bronx. The Union Ave Cluster was also under the Neighborhood Entrepreneur’s Program and with the leadership and expertise of IPM; these developments were gut rehabilitated and tenant occupied efficiently. These four (4) Properties, consisting of sixty six (66) residential units and four (4) commercial spaces, were developed through the HPD-NEP Program as a newly renovated Tax Credit Project.

The Union Ave Cluster was not very different from the building done in the East Harlem. These buildings were also crime and drug infested and the living conditions were hazardous. Some of the original apartments had constant leaks from the roof and within the building walls, inoperable appliances, peeling paint, sunken in floors, and in one specific case, a collapsed bedroom wall.

Immediately IPM scheduled tenant meetings with the assistance of Hunt’s Point Multi Service, a well know community based organization in the area. These meetings were to provide tenants with vital information pertaining to the NEP rules and regulations as well as what the months ahead would entail. At this time tenants were informed that The Cluster building would be undergoing total gut rehabilitation and that temporary to permanent relocation would be necessary to improve the buildings’ condition. It was decided that the Cluster would go through two rehabilitation phases. After careful review management decided that 799 East 150th Street would be completed in the second phase (Phase II). This property was in better living conditions and had many vacancies. The vacant apartments were to be repaired and converted into temporary relocation units. The majority of the pre-existing tenants from 791 Prospect Ave, 785 Union Ave, and 803 East 156th Street were selected to move into 799 East 150th Street. Very few tenants chose to move out of the Cluster area and others resorted to moving out of state. During the relocation process, IPM had full supervision over all of the moves conducted within the New York City Area. Considerately, IPM covered all moving expenses incurred for all pre-existing tenants, including temporary storage. In addition, tenants were supplied with items and tools that they might need in preparation for their move.

All temporary relocation units in 799 East 150th Street were assigned to tenants based on family composition, disability and/or health condition. IPM reached out to other known managing companies in an attempt to acquire assistance in placing tenants whom had no vacancies available for them at 799 East 150th Street.  In spite of all of the crime surrounding the Union Ave Cluster, it is a success in the neighborhood and a development where all desire to reside.

IPM was appointed 7A Administrator of several properties in Brooklyn and Queens under the NYC Housing Preservation & Development - 7A Administration Program. This property consist of 6 residential unites.

Judge Gilbert Ramirez HDFC


Judge Gilbert Ramerez HDFC is a Section 8 - 202 subsidized development by the Department of Housing Urban Development (HUD), which consist of 96 residential one and two bedrooms apartments.
This Property was in financial hardship and in total disarray. IPM commenced by assessing the development so that they can develop an action plan so that all problems can be addressed. We prepared plans to correct the finances, reparation and more. We worked with the local police and elected officials to remove all the undesirable from the building. In addition to installing cameras and placing 24 hours security guards, Judge Gilbert Ramerez HDFC is a magnificent way of say we an do this. The Neighborhood and community are very happy as to what IPM had done to the development.

South Bronx Community Corp HDFC


South Bronx Community Corp HDFC is a Section 8 - 202 Prac that consists of studios and one bedrooms apartments. This senior property is located in the South side of the Bronx. This property was in need of tender loving care with many reparations to complete and a depleted financials. Immediately IPM commenced a moderate rehabilitation of the development and a financial plan to stabilize the property.
Today South Bronx Community Corp HDFC is in a new beginning with major items completed the property has turned into a beauty of the community. IPM has focus in keeping the property well maintain and the residents delighted with all the changes that we have made to the property.

Alma Mathews House


Innovative Property Management has been the managing company of Alma Mathews House since May 2015. Alma Mathews House is comprised of two (2) historic brownstone buildings located on West 11th Street in Greenwich Village.

Dedicated to Christian hospitality, it serves as a Guest House for Non-Profit organizations looking for a place to stay or meet in New York. It consists of 22 guest rooms ranging from singles with private baths to doubles with shared baths, 2 conference rooms that can accommodate 20-30 people, and a main lobby with room for small gatherings. For Guests convenience there are laundry facilities next to the common room, which offers coffee, tea, and basic kitchen essentials along with a TV and access to the courtyard. Many buildings in the neighborhood have undergone and are currently undergoing renovations and re-facing which accentuates Alma Mathew’s House originality and historic charm. 

Since IPM has been hired to manage Alma Mathews House there have been many improvements to the overall experience that our guests receive when staying at Alma Mathews. Our friendly, courteous staff is dedicated to meeting the needs of all guests whether it is setting up a conference room banquet style, making coffee every morning or just providing them with a list of restaurants in the area. As this is the first, of hopefully many, Guest Houses in IPM’s portfolio it is also a new and exciting adventure that we greatly enjoy being a part of.
