General Contracting & Renovation Services
Through our sister company, Hybridge Contracting, we can also take on jobs requiring more than just maintenance. Hybridge has done large contracting and renovations projects including unit renovations, upgrades to project common areas, LED project light fixture upgrades, plumbing upgrades, bathroom and kitchen renovations, and much more. Hybridge Contracting has also prepared many projects for HUD REAC inspections and has always exceeded with prior projects to date.
SECURITY GUARD SERVICES
With our sister company, Defender Security, we can also provide security guard services to our projects managed if required. Our staff are licensed security guard professionals that can provide security when needed, whether for a certain time of the day, or 24/7 guard services. As property managers our residents safety are our top priority, and with Defenders Security we meet that need.
Leadership
Miriam Rodriguez
Founder and President
Miriam Rodriguez serves as Founder and President of Innovative Property Management & Development Inc. (IPM)’s. IPM is a management and Development Company, its subsidiaries and affiliates. As such, Mrs. Rodriguez is responsible for all IPM’s real estate development and land acquisitions, and oversees the management of all office buildings, multi-family and single-family residential and commercial real estate divisions. Prior to Opening the Company, from March 2000 through Present, Mrs. Rodriguez served as an investigator and voucher examiner with the Department of Housing Urban Development (HUD). and prior to 1981, as the Director of MRF Realty. In this capacity, she directed the development, marketing, leasing, management and financing for MRF Realty’s Residential multi-family portfolio. MRF residential developed and operated multi-family properties with an aggregate of 500 units in Bronx.
Mrs. Rodriguez. Is a licensed real estate broker in New York and certified property manager, Tax Credit Specialist, Certified Occupancy Specialist, Certified Budget Specialist, Maintenance Specialist, Notary and more, she is a member of the Hispanic Chamber of Commerce, 100 Business Woman, Puerto Rican Chamber of Commers, Hispanic Institute of Real Estate Management, Professional woman in construction
